If you're buying rural property, building a new home, or trying to figure out what kind of septic system your land will support, you're going to hear the words "perc test" pretty quickly. Here's what it actually means — and why it matters so much for what goes in your ground.

What Is a Perc Test?

A perc test — short for percolation test — measures how quickly water moves through your soil. The name comes from the word percolate, as in how water filters down through the ground. The idea is simple: for a conventional septic system to work properly, your soil needs to absorb and filter wastewater at a rate that's not too fast and not too slow.

Think of it like this. Your drain field relies on the soil to do the final stage of treatment — naturally filtering effluent as it moves downward. If the soil can't do that job, a conventional system can't safely operate on your property.

How Is a Perc Test Done?

The process involves digging several test holes at different spots on your property — typically to a depth of around two feet. Water is poured into each hole and allowed to pre-soak the soil for a set period. Then more water is added and the rate at which it drops is measured over time.

The result is expressed in minutes per inch — how many minutes it takes for the water level to drop one inch. That number tells the engineer or inspector how permeable your soil is.

Oklahoma DEQ requires a soil evaluation and perc test before issuing a permit for any septic or aerobic system installation. You can't legally install a system without one.

What Do the Results Mean?

There's a range of acceptable results for a conventional drain field. If your soil falls within that range, you're typically approved for a conventional septic system. Outside that range — in either direction — you have a problem.

Soil That Drains Too Slowly

Heavy clay soils common in parts of McCurtain and surrounding counties can drain very slowly. If water sits in the test hole and barely moves, the soil can't absorb effluent fast enough. Waste will back up, surface, or contaminate groundwater. A conventional drain field won't work.

Soil That Drains Too Fast

Sandy or gravelly soils can drain so quickly that effluent passes through before the soil has a chance to filter out harmful bacteria and pathogens. That's also a problem — treated or not, wastewater needs adequate contact time with the soil.

A Failed Perc Test

If your soil fails — in either direction — Oklahoma DEQ will require an aerobic treatment unit instead of a conventional system. An aerobic system treats wastewater inside the tank to a much higher standard before discharging it, which compensates for soil that can't do the job on its own.

When Do You Need a Perc Test?

  • New home construction on rural land — required before DEQ will issue a permit
  • Replacing a failed system — soil conditions may have changed, or the original system may not have been properly permitted
  • Buying rural property — a smart thing to do before closing if the property has no existing system or the existing system's history is unknown
  • Adding a structure that will generate wastewater — a new cabin, guest house, or shop with a bathroom

Who Conducts the Perc Test?

In Oklahoma, soil evaluations for septic permitting are typically conducted by a licensed soil classifier or engineer working with or approved by Oklahoma DEQ. What Happens After the Test?

Once the soil evaluation results are in, the appropriate system type is determined and a permit application is submitted to Oklahoma DEQ. If it requires aerobic, we move forward with that permitting process instead.

Either way, nothing goes in the ground until the permit is issued and the design is approved. That's not red tape — it protects your investment and keeps your system legal.

Can You Skip the Perc Test?

Not legally. Oklahoma DEQ requires a soil evaluation for all new septic and aerobic installations. Installing a system without a permit is a violation — and an unpermitted system can create serious problems when you go to sell the property, refinance, or if a neighbor or health department raises a complaint.

Beyond the legal issue, skipping the perc test means guessing at what your soil can handle.
